There are two main types of commercial roof warranties: manufacturer warranties and roofing contractor warranties. Make sure to know the difference between these warranties, especially during roof repair or installation.

Manufacturer Warranties

This type of warranty is offered by the manufacturer of the roofing materials. It has more specific subtypes namely:

  • Manufacturer’s NDL (No Dollar Limit) Warranty – provides full coverage of any defective products as well as product failure within the stated period. Regardless of the cost of replacing the defective items, the manufacturer will cover the expenses.

  • Manufacturer’s Materials Warranty – ensures that the products will work accordingly within the stated period. It has different validity periods such as 10 years, 20 years, 30 years, or more.

  • Manufacturer’s Labor and Material Warranty – offers coverage of defects in materials and labor. It can only cover a specified amount.

  • Manufacturer’s Roof System Warranty – also called the “membrane only” warranty because it covers the membrane of the roofing system only

Roofing Contractor Warranties

This type of warranty is provided by the installer of the roof. It covers the installation of roofing products as well as any materials that the roofer uses in installing the roof.
